What you’ll need to succeed as a Corporate Real Estate Manager at XPO

Minimum qualifications:

• Bachelor’s degree or equivalent related work or military experience
• 5 years of office management facilities and or commercial property management experience working with multiple sites
• Experience with MS Office Suite
• Outstanding group presentation skills; excellent negotiation skills to deal effectively with individuals and groups within and outside the organization
• Experience with lease administration software
• Experience drafting and reviewing legal documents

• Experience negotiating complex real estate transactions
• Aptitude of finance and accounting

Preferred qualifications:

• Logistics or transportation experience
• Proven leadership and collaboration skills with the ability to effectively supervise, coach and influence employees
• Strong understanding of administrative and office management best practices.
• Experience supporting executive leadership and managing vendor relationships
• Experience negotiating complex real estate transactions
• Experience with leasing and analytics

What you’ll do on a typical day:

• Oversee both the daily operations and strategic planning for the company’s corporate real estate assets
• Ensure that all office and facility operations are carried out in alignment with company policies, including custodial services, life safety systems, engineering, site services, and general maintenance
• Serve as the primary point of contact for office-related requests, ensuring professional and timely responses while monitoring service levels and resolving issues in alignment with contractual and operational expectations
• Manage multiple income-generating leases, acting as the main tenant contact to ensure lease compliance and rent collection
• Lead the disposition of leased or owned real estate, coordinating with brokers and business stakeholders to negotiate sale and lease agreements
• Support the development of capital and operating budgets, contributing to long-term planning efforts including maintenance schedules, facility improvements, and cost-reduction initiatives.
• Review and reconcile lease expenses, rent, CAM charges, property taxes, and other occupancy-related costs
• Manage and maintain location records and lease documentation within internal databases and lease administration systems
• Oversee workspace allocations and workstation setup for current staff, new hires, and traveling employees
• Recruit, train, and supervise office support personnel
• Manage procurement and inventory of office furniture and breakroom supplies
